The demand and price of wood, especially high quality wood, is continuously increasing, for generations (please see the statistic of wood price development from 1990 vs gold & stocks, left side). This constant and well established fact is further advancing now, since the following factors are culminating in current times:
- Worldwide the demand of wood is dramatically increasing. The World Bank estimates it will increase 4 times from the consumption in 2017 till 2050!
- Worldwide, the felling of natural forests is being reduced more and more; therefore the supply of wood is being reduced.
- Most hardwood tree species take 15-40 years till they can be harvested for commercial purposes.
- Carbon Credits:
It is a clear global trend and mostly even mandate for companies and entire countries to become carbon neutral (carbon net-zero) within the coming years. In some industries/countries certain mandatory goals have been declared from 2026 onward; some companies/countries have pledged to achieve carbon neutrality from 2035/2037 onward. It is therefore obvious, that the demand and prices for genuine, traceable, verified/certified Carbon Credits, will substantially increase for dozens of years from here on. Currently certified carbon credits are being sold for 10-25$/metric tonne (m.t.). As per forecasts by various established Carbon Credit experts, the expected rates will cross 200$/m.t. by 2030, and more than 400$/m.t. by 2040. Therefore, it is expected that the income from carbon credits will be absolutely substantial, and increasingly so.
Most hardwood tree species take 10, 20 years before they achieve any worthwhile quantities of carbon sequestration. However, the Phoenix One® Paulownia Tree grows up to 6-Meter in the first year itself, and achieves an up to 10-time higher CO2 sequestration than any other hardwood tree on earth!

Executive summary
Over the past 20 years, global timber consumption has increased by 1.1% per annum, driven by
increasing urbanisation and global housebuilding requirements.
Over the next 30 years, Gresham House expects timber consumption to rise by 3.1% per annum.
This will be driven by:

2. Decarbonisation
3. Increased housebuilding
Globally, the vast majority of countries have set significant targets to reduce carbon emissions towards net zero by 2050. Timber will play a critical part in this transformation.
The dual effect of urbanisation and decarbonisation will be more new homes and cleaner low carbon intensity buildings being built from timber. Wood will increasingly replace high carbon intensive steel and concrete.
As a result, Gresham House forecasts an almost three-fold increase in timber consumption over the next 30 years, from 2.2 billion cubic metres (m3 ) consumed today to 5.8 billion m3 in 2050.
This forecast rise in timber demand is set against a constrained supply fixed by the long term growth rate of the trees and limited land area. Current forecasts1 for long term, sustainable timber supply between now and 2050 range between 2.2 billion m3 and 5.8 billion m3 .
The supply demand imbalance will result in increased timber prices over the medium to long term.
Forestry ownership and returns continue to be underpinned by real income from timber sales, offering inflation protection and asset diversification underpinned by biological growth, uncorrelated to other asset classes. In times of unprecedented volatility, the defensive nature of forestry ownership is particularly pertinent.
